Downtown Denver-based luxury vacation company seeks an experienced Regional Asset Manager who will focus on the East Coast but may be assigned other regions periodically. This individual will be directly responsible for the commissioning, decommissioning, and maintenance of all Inspirato Residences in the Region for the lifecycle of the home in the portfolio. This is a regional role, but requires travel to all homes in the regional radius on a regular basis as well as assist any coverage needed for other regions in a floater capacity.

Inspirato Residences are the core of the Inspirato product offering for members. Each home is large and unique and requires an individualized approach, both for the landlord that has entrusted us to its care and to the upcoming member stays. The Regional Asset Manager role is cross-functional, coordinating the success of the home across multiple internal and external constituents.

Primary Responsibilities:

Maintain high standards for performance and functionality of the assigned assets – the residences Inspirato leases and manages.

Source, hire, train and manage local Property Managers to perform the duties necessary to maintain Inspirato standards, including weekly walkthroughs, preventative maintenance inspections, managing 3rd party contractors/vendors, billing, communication with the destination team and you, the Asset Manager.

Schedule maintenance blocks for assigned assets 1-2x per year and all 3rd preventative maintenance vendors (HVAC, plumbing, fire/sprinkler, safety) within designated blocks.

Review, negotiate and execute various contracts including, but not limited to Property Management, Pest Control, Landscaping, Pool/Hot Tub, Snow Removal etc. with a business acumen that balances the highest quality service while being conscientious of cost.

Personally perform 1-2 residence inspections per home per year for assigned assets.

Develop a strong relationship with the asset’s Homeowner (the Landlord), which requires professionalism, accuracy, timely communication, a sense of urgency and the utmost care, as this relationship is extremely valuable and sometimes delicate.

Manage all Capital Expenses (significant repairs and remediation) for the asset, which includes scheduling the work, following up with the Landlord in a timely manner and having a deep understanding of the individual lease terms which vary lease to lease.

Review each home with the Residence Commission Lead to ensure all check list items have been completed for a smooth hand-off to you, the Asset Manager.

Serve as the escalation point for all Tier2/3 break/fix repairs, scheduling vendors and following up to completion.

Maintain all utility service and billing with Accounts Payable.

Budget annually, and track spend monthly, for all maintenance expenses, including managing monthly accruals.
